Project Overview

Built on a former gasworks site in Southall, a new urban quarter—developed by the Berkeley Group—will deliver 3,750 homes, along with commercial and community floorspace, including a new primary school.

Joseph Gallagher was appointed by St Joseph, part of the Berkeley Group to deliver a package of works that included, Phase 1 basement works to deliver a 9500m2 car park, construction of 10 blocks with the tallest consisting of 11 floors.

Following the successful delivery of Phase 1, significant enabling works for Phase 2 and 3 was awarded to Joseph Gallagher. This included dewatering, installation of permanent and temporary drainage, all associated temporary works, setting out, excavation to level, ground remediation for the construction of permanent roads and kerbs, trenching works to facilitate a metered temporary water supply, excavations plus the construction of a batching plant.

Challenges

A number of challenges were encountered and successfully overcome throughout the project. Below are some key examples and the solutions implemented to maintain programme continuity for the client. One issue arose during Phase 3, when delays occurred due to drainage drawings being issued late by the client. Although this affected the programme, we minimised any major impact by instructing weekend working and rapidly deploying additional temporary labour from our extensive in-house labour pool.

Another challenge involved the construction of sculpted mounds, which had to be built exactly in accordance with the architect’s drawings. The curved profiles were far more complex than anticipated. To overcome this, Joseph Gallagher invested in bespoke software to support more accurate setting out and reduce the risk of error. Due to limited space on site, sloped banks had to be used during excavation. To ensure a safe working area for our operatives, we consulted with and appointed a specialist subcontractor to install ground anchors, stabilising the slopes and allowing works to continue safely and efficiently.
